How to Get and Renew a Lehi Business License

Lehi issues its own business licenses, and the whole application runs through an online system called Civic Review. This guide covers the application in the order Lehi processes it, what each license costs, the home business rules in Lehi's development code, and how renewal works so you do not pay the late penalty.

Quick answer

Apply for a Lehi business license online at Civic Review. The general business license costs $140, and a home occupation license is free unless the Fire Department has to inspect, which adds a $50 impact fee. Lehi Planning has to approve your address first, so call Planning at 385.201.1030 before you sign a lease. Licenses last 12 months and renew online only, with a 35% penalty if you miss the expiration date.

  • General business license: $140, applied for in Civic Review
  • Home occupation license: no fee, $50 impact fee if a fire inspection is needed
  • Planning approves the address before anything else, so call 385.201.1030 first
  • Renewal is online only, and Civic Review emails the notice 31 days before expiration
  • Operating without a Lehi license is a $100 fee

What you need before you apply in Lehi

Lehi's application asks for paperwork from other offices, so gather it first. A general business license needs your Utah State Tax Commission sales tax license certificate if you charge sales tax, plus a Utah County Assessor Letter. A home occupation license needs the sales tax certificate if it applies, the Utah County Assessor Letter, and a Home Business Self Inspection Form. Lehi's page links all three, and the Assessor Letter comes from the Utah County Assessor's office.

Lehi's licensing page also lists the Utah Department of Commerce, at 877.526.3994, as the place to register the business itself, and the Utah Labor Commission, at 801.530.6801, for workers' compensation, which the page says most Utah businesses need, sole proprietors included. Our Utah County business license guide covers those state filings and how the county and the other cities differ, so this page sticks to Lehi.

Lehi city business license application, step by step

Lehi takes applications at app.civicreview.com, with a separate application for each license type. The only exception is the solicitor license, which you apply for in person. Lehi's page lists the steps in this order.

  • Submit the application. Pick General Business, Home Occupation, Temporary Use or Mobile Food Vendor.
  • Planning approves the use. Lehi Planning checks whether your kind of business is allowed in that zone. Every business needs this, home businesses included. The city says to call Planning at 385.201.1030 before you sign a lease.
  • Fire inspection, if required. Email the Fire Inspector at [email protected] to schedule it. The Fire Department's number for questions is 385-201-2224.
  • Pay online. Lehi emails you a link to pay the fee. A home occupation license has no fee, though the $50 impact fee can still apply.
  • Print the license. Lehi emails it to you, and the city says to post it somewhere visible.

Lehi business license renewal

A Lehi license is good for 12 months. Renewal happens online only, through Civic Review. Thirty-one days before the license expires, Civic Review sends an email from [email protected] with your Reference Number and PIN. A license not renewed by the expiration date takes a 35% late penalty. On a $140 general license, 35% is $49, so the late renewal costs $189.

Lehi puts the responsibility on you if the email never shows up. The city says the owner has to renew on time even without it, and that it needs your correct email address on file, because every renewal and license notice goes there. Check your spam folder for the civicreview.com sender. If the Reference Number or PIN is missing, or you want to close the business, write to [email protected] or call (385) 201-1000.

Closing is something you report, not something that happens when you stop paying. You can add a notice of closure inside Civic Review. Lehi's page also lists a $50 reactivation fee for a business that was closed more than 90 days, so reopening after a long gap costs more than keeping the license current.

Running a home business in Lehi

Lehi's development code, Chapter 20, sets the rules, and the Home Occupation license is the one that is usually free. Some limits an applicant has to meet: you have to live in the house, the business can take up no more than 25% of the finished living space, there can be no signs or product displays, and there can be no change to the outside of the house. If you rent, you need written permission from the owner.

On people, Lehi may allow one employee who does not live in the house to work there during daytime hours, and that employee needs off-street parking. Lehi caps customer parking so that no more than six spaces are occupied at one time by the business, and no more than four classes or sessions run per day. Any home business expecting customers has to pass a fire and safety inspection before the license is issued.

The code also bans some businesses from running out of a house at all, unless the work is only a home office. The list includes body art, medical and dental clinics, restaurants (food preparation is allowed), auto and RV repair and sales, engine and appliance repair, and construction or landscape businesses that need equipment, materials or vehicles stored at home. Retail sales are banned too, but internet sales are excluded from that ban, so an online store run from a spare room is fine. Lehi's code says a Home Occupation Permit is not a business license, so you get both.

The code also says home occupations are a temporary privilege that can be revoked if the neighbors are disrupted or you break a condition. The Zoning Administrator revokes a permit if a violation is not fixed within ten days of written notice.

The county asks for more after you get the license

Once Lehi issues the license, Utah County's Assessor sends a letter. The Assessor Letter Lehi makes you attach says that Utah law requires every licensed business to declare the equipment it uses to run the business, such as computers, phones, desks and chairs, once a year. The affidavit usually arrives in late February to early March and has to be back by May 15.

The letter says a small business with little equipment can claim an exemption, but you have to file and request it every year by May 15. Questions go to the Assessor's office at (801) 851-8295. We cover the filing and who has to pay in our guide to Utah County business personal property tax.

Solicitor, food truck and temporary licenses in Lehi

A solicitor license is the one Lehi application you cannot do online. Each solicitor applies in person at Lehi City Hall, 131 N 100 E, with a completed Solicitor Application, a photo ID, a Utah criminal history report run within the last six months from the state Bureau of Criminal Identification, and the Utah County Assessor Letter. The city takes a photo and issues a badge that has to be worn while soliciting. A group of more than five applicants should call 385-201-1000 first. Soliciting hours are 9:00 a.m. to 8:00 p.m., and solicitors may not knock where a No Soliciting sign is posted.

A food truck takes the Mobile Food Vendor application. Lehi asks for a state-approved fire inspection of the truck, or a photo of the current inspection sticker. A fireworks stand or Christmas tree lot is the kind of business Lehi sends to the Temporary Business license, which costs $100 and, like the others, needs the Assessor Letter.
